  1. 100% Stated Purchase, Interest Only

 

This is considered by many to be one of the best loans for purchasing your primary residence.  If you already own your home and you are considering an investment property, then check into the 80/10 Stated Cash Out Option Arm.

Loan:  This loan includes a 1st and a 2nd mortgage.  The 1st mortgage is at 80% of the property’s value or Loan to Value (LTV).  The 1st mortgage is an interest only loan based on the 6-month LIBOR.  The 2nd mortgage is a Home Equity Line of Credit (HELOC) at 20% LTV that moves with the prime rate. 

Qualifications:  To qualify for this primary residence loan, you must have a FICO (Credit) score of at least 700, have 2-3 months of monthly income reserves and be able to verify your income.

Review:  Most of the people that use this loan are planning on refinancing within a relatively short period of time, usually within 6 months, in exchange for a more stable loan or to take advantage of the equity in their home.  Probably the most attractive feature of this loan is the incredibly low interest only payment of the LIBOR; however, it adjusts every 6 months, so use it carefully.  If you have good credit and you don’t mind refinancing within a relatively short period of time, then it’s impossible to beat the loan’s low monthly payment on a 100% purchase for 6 months.
